1. About ShariKhub

ShariKhub ("the Platform") is a digital cooperative real estate marketplace registered in Egypt, operating under Egyptian law. The Platform connects individuals seeking to purchase residential units, land owners wishing to sell, licensed engineers offering construction services, and material suppliers.

ShariKhub is a technology platform and intermediary. We do not own land, employ engineers, or construct buildings. We facilitate connections and manage the process digitally.

2. User Eligibility

To use ShariKhub you must:

  • Be an Egyptian national or legal resident aged 18 or above
  • Provide accurate and truthful registration information
  • Possess a valid Egyptian National ID
  • Have the legal capacity to enter binding contracts

3. The Escrow System & Payments

All financial transactions on ShariKhub are handled through licensed Egyptian bank escrow accounts. ShariKhub does not hold user funds at any time. Payments are released only upon completion of verified milestones agreed upon by project participants.

Important: The 5% reservation deposit is non-refundable if the individual withdraws after the project activation threshold (80% fill rate) is reached, unless the project is cancelled due to land owner default.

4. Land Owner Obligations

Land owners who list property on ShariKhub agree to:

  • Provide accurate land size, location, and permit information
  • Pay a refundable seriousness deposit upon listing activation
  • Honor the agreed sale price once a group is formed
  • Complete the official notary contract within 30 days of project activation
  • Forfeit their deposit if they withdraw after project activation

5. Engineer Obligations

Engineers registered on ShariKhub must hold a valid Egyptian Engineering Syndicate license, provide accurate certifications and past project documentation, and adhere to milestone-based construction agreements. Engineers are liable for quality of work under Egyptian civil liability law.

6. Platform Fees

ShariKhub charges the following fees:

7. Dispute Resolution

All disputes arising from use of ShariKhub shall first be subject to internal mediation by the ShariKhub team. If unresolved, disputes shall be referred to Egyptian courts under Egyptian civil law. ShariKhub maintains a platform guarantee fund to compensate users in cases of proven platform error.

8. Limitation of Liability

ShariKhub is not liable for construction defects (engineer liability), land title disputes (land owner liability), delays beyond platform control, or force majeure events. ShariKhub's liability is limited to the platform fees paid by the user.

9. Governing Law

These Terms are governed by the laws of the Arab Republic of Egypt, including but not limited to: Real Estate Law No. 148/2001, Electronic Signature Law No. 15/2004, and Consumer Protection Law No. 181/2018.

We share your data only in these specific cases:

  • Licensed Egyptian banks — for escrow account setup and KYC verification
  • Project engineers — your name and contact only, after you join a project
  • Egyptian authorities — if legally required by court order or regulatory body
  • Never — to advertisers, data brokers, or any commercial third parties

ShariKhub Never Holds Your Money

All funds are held in licensed Egyptian bank escrow accounts. Payments are released only upon verified milestone completion — never before.

What is Escrow? — ما هو الحساب الأمين؟

An escrow account is a secure account held by a neutral third party (a licensed bank) that holds funds until specific conditions are met. Think of it as a safe that only opens when both parties confirm the agreed work is done.

الحساب الأمين هو حساب آمن يحتفظ به طرف محايد (بنك مرخص) يحتفظ بالأموال حتى يتم استيفاء شروط محددة — مثل خزنة لا تفتح إلا بموافقة الطرفين.

Payment Flow — مراحل الدفع

Land Owner Guarantee Deposit

Land owner deposits 1–2% of land value into escrow when listing is activated. Fully refunded upon successful project completion. Forfeited if land owner withdraws after group formation.

Individual Unit Reservation — 5%

Each individual pays 5% of their flat's estimated cost directly to escrow. This holds their unit. Money is NOT paid to ShariKhub or the land owner at this stage.

Land Purchase Payment

After official notary contract (توثيق) is signed, escrow releases the land payment to the land owner. This is the only way the land owner receives funds.

Construction Milestone Payments

Engineer receives payment in 5 stages: Foundation (20%) → Structure (20%) → Walls & Roof (20%) → Finishing (20%) → Handover (20%). Each stage requires group vote approval before release.

How is ShariKhub different from buying from a developer? — إيه الفرق بين شريك هب والمطور العقاري؟
With ShariKhub, there is no developer taking profit. You pay only the actual cost: land + construction + platform fees. This saves you 40–55% compared to developer prices. A flat that a developer sells for 1,000,000 EGP might cost you 500,000–600,000 EGP on ShariKhub. The difference is the developer's profit margin, marketing costs, and sales commissions — none of which exist on our platform.
Is my money safe? What if the project fails? — فلوسي آمنة؟ وإيه اللي يحصل لو المشروع فشل؟
Your money is held in a licensed Egyptian bank escrow account — not with ShariKhub, and not with the land owner. If a project fails before construction starts, your reservation deposit is returned. If an engineer fails during construction, milestone payments stop immediately and the group votes on next steps. ShariKhub maintains a guarantee fund for platform-related issues.
What if I want to exit after reserving a unit? — إيه اللي يحصل لو حبيت أخرج بعد ما حجزت؟
Before project activation (80% fill rate): you can withdraw and get 80% of your deposit back (20% cancellation fee). After project activation: you can sell your reserved unit to another individual on the platform. ShariKhub facilitates this transfer. You cannot simply withdraw after the project is legally activated.
How long does the whole process take? — المشروع بياخد قد إيه؟
Typically 18–24 months from project activation to key handover. This breaks down as: Group formation (1–3 months) → Land contract (1 month) → Permits & design (2–3 months) → Construction (12–15 months) → Finishing & handover (2–3 months). This is comparable to off-plan developer projects, but at half the cost.
Will the flat be legally registered in my name? — هل الشقة هتتسجل باسمي رسمياً؟
Yes. Full ownership registration (شهر عقاري) is a mandatory part of every ShariKhub project. You receive a legally registered title deed in your name. This is included in the project scope and managed through our legal partners.

What if no group forms for my land? — إيه اللي يحصل لو محدش اتجمع على أرضي؟
If a group does not form within 6 months, your listing is deactivated and your guarantee deposit is fully refunded. You can re-list at any time. ShariKhub will actively help promote your listing through our marketing channels.

How do I receive projects? — إزاي بتيجيلي المشاريع؟
Once your profile is verified and published, you will appear in search results for projects in your city. Project groups can invite you to bid, or you can submit proposals for open projects. The group votes to select their engineer, so your profile reviews and past project quality matter most.
Are payments guaranteed? — المدفوعات مضمونة؟
Yes. Payments are held in escrow before work begins. Once the group approves your milestone completion, payment is released to you within 3–5 business days. You are never waiting on individual payments from 10–20 different people — escrow handles it all as one release.
